Letting agents, managing agents and property portfolios

Repeat instructions, predictable paperwork. We run EICRs and remedials across a managed portfolio from a due-date schedule, so the agent is not chasing certificates property by property.

Property Portfolio Compliance: how it works

  1. Schedule You send the property list with last-inspection dates. We build a due-date register; no tenant personal data is needed beyond what access requires.
  2. Batching Inspections are grouped by area and due month to keep the per-property cost down; any batch minimum is agreed per agency (see below).
  3. Access Appointments go through your tenant-contact process; no-access terms are agreed up front.
  4. Reports Delivered within the regulatory timescales for you to pass to landlords, tenants and the local authority.
  5. Remedials Quoted separately and authorised in writing before works; completion confirmation issued.
  6. Reminders Ahead of the five-year expiry.

Also for commercial managing agents

Common parts, landlord's supplies and commercial units under management can sit on the same schedule, with the commercial EICR and PPM scope applied.

To be agreed per agency

Per-property pricing bands by circuit count, batch minimums, no-access and cancellation terms, key handling, invoice routing (agent or landlord).

What stands behind the work

  • Delivery is planned around the agreed scope, site rules, safe isolation and practical reporting.
  • Personnel and delivery partners are selected to match the agreed scope, site requirements and certification route.
  • Management oversight includes site-supervision, health-and-safety management, first-aid-at-work and access-safety training; site-specific RAMS are prepared for every job.
  • Test instrument and reporting: Megger MFT-X1 multifunction tester and CertSuite digital certification. Calibration evidence can be supplied on request.
  • Where a project requires a particular certification or supply-chain route, this is agreed before work is accepted. We do not claim memberships or accreditations that have not been confirmed for that work.
