Commercial EICR and fixed wire testing

An Electrical Installation Condition Report tells you whether a building's fixed wiring is safe for continued use, what needs fixing, and when to test again. We produce reports that a facilities manager, insurer or auditor can act on without a translation.

Who this is for

Commercial landlords and tenants, facilities managers, managing agents and business owners in Greater Manchester who need periodic inspection and testing, a report for insurance or a lease obligation, or a second opinion on an existing report.

Scope

Inspection and testing
Visual inspection and instrument tests on the fixed installation: distribution boards, circuits, earthing and bonding, protective devices, sampled accessories, to BS 7671 and IET Guidance Note 3.
Report
EICR on BS 7671 model forms, with photographs, schedule of inspections and test results, and each observation coded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation).
Remedial quotation
Priced separately so the report stays independent of the repair.
Sampling
Agreed in writing beforehand (percentage of accessories tested) and stated on the report.
Not included
Portable appliance testing, emergency lighting certificates and fire alarm tests are separate items; HV and specialist systems are excluded.

Access and shutdown planning

Dead testing requires circuits to be isolated. We plan isolation by board with you, test out of hours where needed, and keep critical circuits (servers, refrigeration, security) to agreed windows. Where a circuit genuinely cannot be isolated this is recorded as a limitation on the report rather than hidden.

What you receive

Timescales

A small site (one or two boards, up to about 20 circuits) is usually a single day on site. Larger sites are programmed by board. We give you the earliest available dates when you enquire.

What stands behind the work

  • Delivery is planned around the agreed scope, site rules, safe isolation and practical reporting.
  • Personnel and delivery partners are selected to match the agreed scope, site requirements and certification route.
  • Management oversight includes site-supervision, health-and-safety management, first-aid-at-work and access-safety training; site-specific RAMS are prepared for every job.
  • Test instrument and reporting: Megger MFT-X1 multifunction tester and CertSuite digital certification. Calibration evidence can be supplied on request.
  • Where a project requires a particular certification or supply-chain route, this is agreed before work is accepted. We do not claim memberships or accreditations that have not been confirmed for that work.

Questions we are usually asked

Is a commercial EICR a legal requirement?

No law names the EICR for non-domestic premises. The Electricity at Work Regulations 1989 (regulation 4(2)) require electrical systems to be maintained so as to prevent danger, and the HSE's guidance says inspection and testing is an essential part of that; how often is for the duty holder to judge. An EICR is the recognised way to show the duty has been met.

How often should it be done?

IET Guidance Note 3 gives recommended maximum intervals by type of premises, for example five years for commercial offices and shops and shorter periods for industrial premises, and the previous report normally states the next date. These are recommendations, not statutory intervals.

What do the codes mean?

C1: danger present, made safe on the day where possible. C2: potentially dangerous, remedial work needed. C3: improvement recommended, not required for a satisfactory report. FI: further investigation needed before the report can be concluded. A report with any C1, C2 or FI is unsatisfactory.

Can you fix what you find?

Yes, from a separate quotation. You are free to take the report to another contractor.

Do you do fixed price EICRs?

Yes, where we know the installation. We quote per site from the number of boards and circuits (a circuit-band basis), so the price is agreed in writing before we attend. Where nobody can tell us what is installed, a short survey comes first and the quotation follows it.
